New Home / Post-Reno Inspection

Our New Home / Post-Reno Inspection delivers a detailed defect check for rectification by developer / HDB / contractor.

For new home, you are to submit your first defect list to the developer / HDB upon receiving the keys and before you move-in or start your renovation works.  The defect check is time consuming and/or if you do not know what issues that you may claim as defects, let us assist you.


A Rental Check-in inspection takes place just before a tenancy occurs.  It is to record the condition of the property at that particular moment in time.  A written report with photographs will be produced and submitted. 

A Rental Check-out report allows the landlord to record the condition of the property and any contents once the tenants have moved out.  The check-out report can be used alongside the check-in report to compare on the condition of the property.

Pre-Purchase Inspection

A Pre-Purchase Inspection is a visual examination of the physical structure and finishes on ceiling, wall, floor, doors and windows of the property, as well as, signs of any inter-floor / external wall water seepage / leakage. 


It gives you an understanding of the condition of the property to help you make an informed decision before purchasing and/or what requires major renovation.



Defects/Condition Survey

Our Defect / Condition Survey empowers you to know your property's current condition and what issues to rectify.

Our condition survey covers the current state of your property at the time of inspection. Whether you require a survey of your property under construction, after construction / renovation, and/or simply a survey on specific defects, we will provide a report with photos on the state of the property and recommendations on rectification works (if any).


Water Seepage Investigation

If you are having severe dampness, seepage / leakage issues within your property, we are able to identify the cause(s) through investigation and tests. 


Whether your seepage issue is under the Strata Titles Boards (STB) or be it an amicable solution, our Water Seepage Investigation comes with a report outlining the cause(s) of seepage/leakage and recommendations on remedial works (if any).


Building Survey

Our Building Survey includes a full inspection of all accessible parts of the common areas of a property and a detailed report of defects / irregularities with recommendations on rectification works.

The survey involves a visual inspection of the existing condition which means we will not lift, move or test anything within the property.  All defects/irregularities will be recorded and compiled with photographs.

The inspection will be carried out to areas which can be visually observed from vantage points and are safely accessible.


Maintenance & Repair

Our Maintenance & Repair Works compliments our inspections / investigations to give you a one-stop solution.

We can provide you with any repair, maintenance and improvement projects that you may have within your home - both interior and exterior.

Examples: cracks on wall, painting, sealant works, plumbing services, repair to seepage/leakage, carpentry works, tiling works, among others.

A little about me…

For over the past 25 years since I graduated with a Masters degree in Civil Engineering with Architecture from the University of Leeds, England, I have worked in the building and construction industry. 

My career started in Mauritius with the development of the Hilton Mauritius Resort & Spa.  My passion for construction quality continued in Singapore as the Senior QA/QC Manager in Woh Hup (Private) Limited, the renowned Main Contractor behind iconic residential projects such as Reflections at Keppel Bay and The Interlace among others. I headed both the Quality department and the Maintenance department, ensuring quality excellence in the construction works.

In 2018, I decided that it was time to extend the race for quality excellence to home/building owners.  This is when Lacasa Consultancy and Assessment Pte. Ltd. was born.  With my keen eye for detail and my engineering and construction expertise in quality and defects management, I am well equipped to assist you if you have any concerns or is unsure of the quality of works within your property.
